Mezzanine loft of 45 m2 up to 4 people with essential furnishings and equipment. At a few steps from all amenities including the traditional open food market, it is located in “Monte Mario”, a quiet, safe and full of services neighbourhood located on a hill in the north-west area of Rome, known for its beautiful views of the city centre and its wide green spaces. You are outside the hustle and bustle of the city centre but well connected by public transport.
Bus stop at 2 minutes’ walk and two urban train stations at 10 minutes' walk: Monte Mario and San Filippo Neri. The two stations allow to reach quickly every part of the city by avoiding road traffic: 5 minutes to Gemelli and San Filippo Neri, 10 minutes to San Pietro Basilica (Vatican) and Valle Aurelia with metro A interchange, 20 minutes to Trastevere and Ostiense with metro B interchange.
Cycle path and large historic park “Santa Maria della Pietà” at 10 minutes' walk.
At 2 km from the two big hospitals with their Universities of Medicine “Gemelli” and “San Filippo Neri”, both reachable in 5 minutes by car or in 15 minutes by public transport.
Since it is not a traffic limited area (ZTL), you can also get the house easily by car. We do not have private parking but you can park in the public street spaces that are free.
The loft is on the ground floor of a small building but has a separate entrance that leads to the private terrace where the loft has a large window.
The high ceiling of the loft has made it possible to create a wooden mezzanine accessible by means of a convenient wooden staircase. So the loft consists of two floors.
Downstairs is the living area furnished with an extensible table, a wall-mounted TV and a well-equipped kitchenette: electric oven, induction hob, sink, fridge with freezer, full equipment and small appliances useful for conveniently preparing all kinds of meals such as toast warmer, electric kettle, electric juicer, mixer.
Also downstairs is a sleeping area furnished with a comfortable double bed, bedside tables and a wardrobe, and also the bathroom with shower and bidet, equipped with a window. A washing machine is located in the bathroom.
Upstairs is another sleeping area with a double bed, bedside tables and drawer unit.
The private terrace is locked and fenced off with a covering material that guarantees privacy from the street. The floor of the terrace was recently covered with green synthetic grass. The terrace is sunny in the morning and with its small table and two chairs it offers the possibility of a break or a coffee in the open air, a rare chance in the city.

We have 2 lofts next to each other for 4 persons maximum in each loft, for a total of 8 persons maximum in the two lodgings.
We are used to accept the first booking for a maximum of 30 days to give the opportunity to test the house and check that tenant and owner are both comfortable. On expiry of the first booking we generally confirm booking renewals.

If the property is significantly different to what our listing promised, let us know within 24h since you move in so that we can work to resolve it.
If you’re considering an early exit from your lease, it’s important to let your landlord know 30 days in advance unless your agreement specifies otherwise. Failing to provide this notice means you’re still liable for the rent during that period, even if you’ve moved out.
